Dear Paul: Who enforces the rules in a small condo corporation (eight units) where everyone is on the board?
Dear CB: This is an interesting question. Small boards could run into this situation and hopefully, it does not create a feud among owners. The simple answer is that the board is responsible to enforce the governing documents. If one of your members is in violation of the rules, it is up to the remaining members to enforce them by a majority vote. I assume that your group is already a bit dysfunctional. In all likelihood, it will cause a rift in your small group, if none existed before. I would recommend a lot of dialogue before it comes to a vote. Good Luck.
